ملخص الدراسة:
The role of engineering offices and contractor companies usually ends with the end of their projects, or it may extend one year after the completion date of the maintenance period. Many defects arise after this time due to various reasons which are not informed by designer or contractor except in cases that represent a serious danger to the building. Most of these defects are a sources of inconvenience for the users of Housing Units (HU's) in Gaza Strip because of maintenance works and required expenses to treat such problems. This thesis investigates the defects of the residential buildings in Gaza Strip which appear mainly due to faults in design or construction phases which lead to the need for maintenance of those buildings. The investigation considered the Tender Documents (TD's) used in the construction and the way they can be improved. The defects have been identified by conducting field visits to diverse residential buildings in Gaza Strip and by reviewing of relevant previous studies. The defects exist in 64 HU's have been classified in accordance with a pre-designed defect checklist. The HU's were constructed by the Ministry of Housing (MOH), Palestinian Housing Council (PHC), The United Nations Relief and Works Agency and Private Houses sector (PH). It was concluded that the availability and type of TD's significantly influence the occurrence of building defects. The housing units that did not use any TD's recorded the highest percent in term of the defect appearance,there was convergence in the defects appearance ratios of MOH and PHC housing units, while UNRWA housing units recorded the lowest percent. The survey showed that the dampness, cracks between walls and structural elements, and corrosion of reinforcement are the main defects which negatively affect the need for building maintenance. Based on the investigation improvements on TD's were proposed in order to minimize maintenance requirements in future construction projects in Gaza. Also, the study showed the importance of applying the lessons learned concept as a tool to determine the building defects and to ensure they are not repeated in future projects.
